What should a rent receipt or invoice include?
Beyond the standard invoice fields, a proper rent document records the property or unit address, the exact rental period it covers, the date and method of payment, and a lease or contract reference. Several markets legally require these details — for example, France's quittance de loyer must distinguish the base rent from service charges, and Brazil's recibo de aluguel must itemize rent, condominium fees and property tax separately.

Do landlords charge VAT or GST on rent?
In most of the EU, letting residential property is exempt from VAT under the EU VAT Directive (art. 135(1)(l)) — Austria is the notable exception, taxing residential rent at a reduced 10% rate. Commercial rent is usually also exempt by default, but many countries let landlords "opt to tax" a business let at the standard rate. Outside the EU, the pattern is similar: Australia, Canada, Japan and Malaysia all treat long-term residential rent as exempt or input-taxed while taxing commercial rent. This tool defaults every country to its residential treatment — switch the tax rate manually if you're invoicing a commercial tenant.
Rent receipt vs rent invoice — which do I need?
An invoice requests payment; a receipt (or quittance, Mietquittung, recibo) confirms payment has already been received. In much of the world — France, Germany, Brazil, Italy, Indonesia — the document tenants and landlords actually exchange each month is a receipt, issued once rent is paid in full, not an invoice demanding it. This tool defaults to the receipt framing since it is the more commonly searched-for and legally recognized document in most markets; if you need to demand payment before it's received, use the due-date field as your payment deadline instead of a "payment received" date.
