Cleaning invoice generator for Belgium
Create a Belgian cleaning invoice for office cleaning, commercial cleaning, apartment-common-area cleaning, end-of-tenancy cleaning, deep cleans, window cleaning, supplies, service periods and Belgian VAT.
Belgian cleaning invoices need to identify the actual service address and the type of cleaning performed. Commercial clients, property managers and facilities teams usually need the visit count, service period, contract or PO reference, supplies and VAT treatment clearly separated.
What a Belgian cleaning invoice should include
- Cleaner or cleaning company name, enterprise/VAT number, address and payment details.
- Customer name, billing address, service address, building, floor, unit or site contact.
- Service date or period, visit count, frequency and contract, work order or PO reference.
- Service type such as office cleaning, common areas, deep clean, end-of-tenancy, windows, carpet or post-works cleaning.
- Labour, hours, visit fees, supplies, chemicals, consumables, equipment and waste removal separately.
- Belgian VAT line, exemption wording if relevant, amount paid and balance due.
- Access, key, alarm, health-and-safety or next-clean notes where useful.
VAT and titres-services are different workflows
Belgium uses 21% as the standard VAT rate for ordinary taxable cleaning services. Keep the VAT line visible for commercial and property-management cleaning unless a specific exemption or reverse-charge treatment applies.
The titres-services/dienstencheques system is for domestic household help supplied through approved service-voucher companies to private individuals, not for ordinary B2B office-cleaning invoices. This generator is aimed at commercial, building and services-outside-vouchers billing.
Commercial sites, supplies and safety records
Belgian cleaning work can involve chemical products, equipment and site-safety obligations. Separate chemicals, disinfectants, specialist equipment, after-hours work and waste charges from labour so the customer can review both cost and workplace records.
For recurring office or common-area contracts, use the service-period and visit-count fields instead of issuing vague monthly totals.
Common Belgian cleaning invoice mistakes
- Leaving out the service address or building reference.
- Billing a monthly contract without the period, frequency or visit count.
- Mixing labour, supplies, chemicals and specialist equipment into one unexplained line.
- Using titres-services wording for commercial or office cleaning.
- Omitting the customer PO, work order or property-manager reference.
