Roofing invoice generator for UK roofers and roofing contractors
Create a UK roofing invoice for roof repairs, re-roofing, flat roofs, pitched roofs, roof insulation, gutters, scaffolding, waste disposal, labour, materials, warranties, CIS deductions and domestic reverse-charge jobs.
Roofing invoices need roof-specific detail: property address, roof area, roof type, access or scaffolding, tear-off, disposal, materials, workmanship warranty and VAT treatment. A one-line builder invoice is not enough when the customer later needs warranty, insurance or compliance records.
What a UK roofing invoice should include
A UK roofing invoice should make the scope and property clear. This helps homeowners, landlords, insurers, facilities managers and main contractors reconcile the bill against the quote, method statement, warranty or site record.
- Roofer or company name, address, contact details and VAT number if registered.
- Customer name, billing address and property or service address.
- Roof type, roof material, roof area and job or quote reference.
- Scaffolding, access, tear-off, deck repairs, underlay, membrane, tiles, slates, flashing, gutters and disposal separately.
- Manufacturer material warranty and workmanship warranty separately.
- Waste-carrier registration or disposal note where relevant.
- CIS deduction, VAT or domestic reverse-charge wording where applicable.
Roof safety, access and waste disposal
HSE says roof work must be organised and planned so it is carried out safely, and that roof work is highly dangerous even when the job takes only a few minutes. It highlights safe access, roof edges, openings and fragile surfaces as key issues.
If the invoice includes scaffolding, access equipment, waste removal or disposal, show those lines separately. GOV.UK says businesses that transport, buy, sell, dispose of or arrange waste must register as waste carriers, brokers or dealers, with separate processes for Scotland, Wales and Northern Ireland.
VAT, CIS and domestic reverse charge
Ordinary roof repairs supplied by a VAT-registered roofer are usually standard-rated. GOV.UK lists special construction VAT categories for new dwellings, qualifying conversions and dwellings empty for at least two years, and energy-saving-material relief for insulation installed in qualifying residential or charity buildings.
Roofing supplied in the construction chain may also fall under CIS and the VAT domestic reverse charge. Keep labour, materials, scaffolding and waste lines separate so the payer can review deductions and VAT treatment.
Roof insulation and energy-saving materials
GOV.UK energy-saving-material guidance currently lists insulation as subject to VAT relief in residential accommodation and certain charitable buildings until 31 March 2027. Do not blend roof insulation with ordinary repair work if the VAT treatment needs to be reviewed.
Common UK roofing invoice mistakes
- Leaving out the property address or roof area.
- Not separating scaffolding, waste, materials and labour.
- Using one warranty line that does not distinguish material warranty from workmanship warranty.
- Treating ordinary repair VAT, construction reverse charge and insulation relief as the same thing.
- Not recording waste disposal or carrier details when waste removal is part of the job.
- Using a roofing invoice for a larger staged construction valuation that belongs on the construction generator.
