How Maltese Banks Assess Self-Employed Mortgage Affordability
Maltese banks don't underwrite a self-employed mortgage applicant off a single year's income the way they might for a salaried employee's payslip. Because self-occupied net profit can swing year to year — and because Class 2 SSC itself is calculated on the PRECEDING year's income, creating its own one-year lag — lenders typically average net profit across multiple recent tax years to estimate a sustainable affordability figure, rather than taking the most recent (and possibly most favourable) year at face value.
