A Canadian tenant utility invoice should explain the property, unit, billing period, utility type, readings, allocation method, prepayments and balance due.
This template is for landlord-to-tenant re-billing or settlement. It is not a utility-provider bill and should not be used as proof of address.
Fields to keep in the utility template
- Landlord, property manager or operator name and payment details.
- Tenant name, property address, unit, lease or tenant account reference.

- Allocation method such as occupants, floor area, equal shares or lease percentage when there is no individual meter.

GST/HST and residential rent context
CRA residential rental guidance says long-term residential rent is generally exempt when the unit is used as a place of residence for at least one month. Separately invoiced reimbursements that would otherwise form part of rent can follow the rent, while optional separate supplies can be taxable.
