This page is written for Canadian rental paperwork rather than a generic receipt. CRA guidance lists long-term rentals of residential accommodation as exempt, while commercial rent, parking, storage and short-term accommodation may need GST/HST or provincial tax review.
What a Canadian rent receipt should include
A bank transfer record does not always show which property, unit, tenant, month, lease, deposit or fee the money covered. A rent receipt should make that clear for landlords, tenants, property managers, guarantors and bookkeepers.
- Landlord, property manager or rental business name and contact details.
- Tenant name, property address, unit, room, parking space or storage locker.
- Lease, tenancy, property-management or internal reference.
- Rental period covered, payment date received, payment method and reference.
- Rent, part-period rent, parking, storage, deposits, arrears, late fees and reimbursements on separate lines.
- GST/HST shown only where the supplier is registered and the supply is taxable.
Residential rent, commercial rent and GST/HST
CRA supply-status guidance lists long-term rentals of residential accommodation of one month or more as exempt. Exempt supplies do not charge or collect GST/HST.
Commercial premises, parking, storage, short-term accommodation and other property-related charges can be different. If GST/HST applies, show the rate, tax amount and whether tax is included or added separately.
Receipt, invoice or tenant statement
Use a receipt when rent has already been paid. Use an invoice or rent bill when requesting payment before the due date. Use a tenant ledger or statement when you need a running account across several months, deposits, arrears, credits or multiple properties.

Deposits and provincial tenancy rules
Residential tenancy rules, deposits, interest, notices and receipt requirements are provincial or territorial. Show a refundable security deposit separately from monthly rent and add any trust, deposit or tenancy reference your province or lease requires.
If the payment includes parking, storage, utilities or damage charges, keep those items separate from rent so the receipt explains what was actually paid.
Common Canadian rent receipt mistakes
