How to use an Australian rent receipt template
A rent receipt template should identify the property, tenant, rental period and payment event. In Australia, it should also keep residential rent, commercial rent, parking, storage and bonds separate for GST and tenancy records.
Fields to keep in the template
- Landlord or agent name, ABN where relevant and contact details.
- Tenant, property address, unit and lease reference.
- Rental period, payment date, payment method and reference.
- Rent, bond, parking, storage, arrears and reimbursements on separate lines.
- GST fields only where the supplier is registered and the supply is taxable.
Residential rent and GST
Residential rent is generally input-taxed, while commercial premises and separately supplied items can differ. Use Tax Invoice wording only when a taxable GST supply is being invoiced.
Bonds and deposits
Show refundable bonds and deposits separately from rent and add the state bond authority or lodgement reference where available.
FAQs about Australian rent receipt templates
Should residential rent show GST?
Usually no. Residential rent is generally input-taxed, but commercial property and separate supplies need review.
Can I use this for commercial rent?
Yes. Add ABN, GST and Tax Invoice wording where the commercial supply is taxable.
Should a bond be on the template?
Yes if received, but keep it separate from monthly rent and add any lodgement reference.
