What an Australian rent receipt should include

A bank transfer record does not always show which property, tenant, month, lease, fee or deposit the money covered. A rent receipt should make that clear for landlords, tenants, property managers, guarantors and bookkeepers.

  • Landlord, agent or rental business name, contact details and ABN where relevant.
  • Tenant name, property address, unit, room, parking bay or storage space.
  • Lease, tenancy, property-management or internal reference.
  • Rental period covered, payment date received, payment method and reference.
  • Rent, part-period rent, parking, storage, deposits, arrears, late fees and reimbursements on separate lines.
  • GST shown only where the supplier is registered and the supply is taxable.

Residential rent, commercial rent and GST

ATO property guidance treats residential rent differently from many ordinary taxable supplies. Residential rent is generally input-taxed, while commercial premises, parking, storage and other property-related supplies may need GST review.

If GST applies, use Tax Invoice wording, show the ABN, GST amount and total. If GST does not apply, do not add a 10% GST line just because the landlord has an ABN.

Receipt, invoice or tenant statement

Use a receipt when rent has already been paid. Use an invoice or rent bill when requesting payment before the due date. Use a tenant ledger or statement when you need a running account across several months, deposits, arrears, credits or multiple properties.
